The honest frame: your well needs some of this, not all of it
Pennsylvania has more private wells than almost any state, and every one is different. Penn State's testing programs have found that roughly half of PA private wells fail at least one drinking-water standard — but which standard varies completely by geology and well construction. A Pocono well typically needs pH correction; a farm-country well may need nitrate treatment; a limestone-valley well needs softening. Nobody needs everything on this list, and a company that quotes you a full train before testing is guessing with your money.
Sediment filtration
The entry-level fix: a spin-down or cartridge filter that catches sand, grit, and rust flakes before they reach fixtures and appliances. Most wells with visible sediment or post-storm cloudiness start here. Running cost is replacement cartridges on a schedule that depends on how dirty the well runs. This is also standard pre-treatment protecting the more expensive equipment below.
Acid neutralizer
The signature Pocono purchase. Wells in shale and sandstone country tend to run acidic (below 7 pH), and acidic water slowly dissolves copper plumbing — blue-green stains first, pinhole leaks years later. A calcite neutralizer tank raises pH as water passes through a natural limestone medium. Running cost: calcite refills, depending on water use and how acidic the well runs. If your pH tests low, this is the component that protects every pipe in the house — usually the first thing worth buying, not the last.
Iron and sulfur treatment
The widest range of options on the list, because the right technology depends on how much iron or hydrogen sulfide the test finds:
- Air-injection oxidizing filter — the workhorse for moderate iron and sulfur smell. Uses a pocket of compressed air to oxidize the contaminants, then filters them out. No chemicals, minimal running cost.
- Greensand filter — the classic for iron plus manganese, using a regenerant to restore the media. Modest consumable cost.
- Hydrogen peroxide injection with catalytic carbon — the heavy-hitter for severe sulfur or iron levels that overwhelm air injection. Peroxide refills are the ongoing cost.
The number on the test report — not the smell's intensity on a bad day — determines which tier you actually need. Your written quote covers only that tier.
Water softener
Only if your hardness number says so. Plenty of NEPA wells — especially in the Poconos — come up naturally soft, and softening soft water is pure wasted money. Limestone-valley and Abington-area wells, on the other hand, can test genuinely very hard and repay a softener in appliance life alone. UV disinfection
The standard fix for coliform bacteria that keeps returning after shock chlorination. A UV lamp disinfects everything entering the house with no chemicals and no taste change. Two honest requirements: the annual lamp change (the lamp dims before it dies, so this isn't optional), and clear water to work in, which is why UV often rides behind sediment or iron filtration in the treatment train.
Reverse osmosis drinking tap
The polish step: an under-sink RO system for the water you actually drink and cook with. On wells it's the answer for nitrates, dissolved solids, and final-glass peace of mind. Filter changes are the ongoing cost. RO treats one tap, not the house — it complements whole-home equipment rather than replacing it.
One-time services worth knowing
- Shock chlorination — the first response to a failed bacteria test, disinfecting the well and plumbing in one pass (professionally or DIY). If bacteria returns, that's the signal for UV.
- Wellhead repairs — a cracked cap or low casing is often the actual cause of recurring bacteria, and fixing it can cost less than the equipment it makes unnecessary.
- The water test (free) — ours costs nothing and takes about 30 minutes, and it's the difference between buying what your well needs and buying what a salesperson needs to sell.
The Pocono note: budget for pH, not softening
If your well is in Monroe, Pike, Wayne, or Carbon County, one regional truth shapes the whole budget: the plateau's shale keeps water naturally soft, so the softener line on this list usually isn't yours — and the acid neutralizer line almost always is. Wells around Stroudsburg, East Stroudsburg, and Mount Pocono most often need pH correction first, with iron, sediment, or UV stages added only where the panel calls for them. Seasonal homes add one more budgeting wrinkle: equipment has to tolerate idle weeks, which is a design question worth raising before any quote — not after the install.
How the project usually shakes out
Three real-world profiles we see constantly:
- The typical Pocono well — soft but acidic, maybe light iron: acid neutralizer plus sediment filtration. The neutralizer often pays for itself by preventing a single repipe or slab-leak repair.
- The farm-country well — hard water plus a nitrate reading: softener plus RO at the kitchen tap, sized from the panel.
- The tough well — acidic, iron-stained, sulfur smell, failed bacteria test: neutralizer, oxidizing filter, and UV. Rare, real, and still cheaper over a decade than the damage untreated water does to plumbing, appliances, and fixtures.
Every profile starts the same way: with a measured set of numbers. Test first, treat second — in that order, the money only goes where your water actually needs it, and the written quote is the only price we publish for your home.
