Well pumps & pressure tanks: the owner's guide nobody hands you
Buy a house with a well in the Poconos and you inherit a small private waterworks — pump, pressure tank, switch — that nobody explains at closing. Honest disclosure up front: we're water quality people, not pump contractors, and when the fix is mechanical we'll say 'call a well driller' rather than sell you anything. But water quality and water pressure share one system, homeowners constantly mistake one problem for the other, and knowing which call to make saves real money. Here's your equipment, in plain English.
The pump. Most modern drilled wells use a submersible pump — a cylinder down in the well itself, pushing water up. Older or shallow wells may have a jet pump mounted in the basement, pulling instead of pushing. Submersibles commonly run 10–15+ years; when one dies, that's a well contractor call, not a treatment question.
The pressure tank. The blue (usually) tank near where the line enters the house. Inside is an air bladder that squeezes stored water out under pressure — so the pump doesn't have to start every time someone rinses a glass. It's the pump's rest between sets, and when it fails, the pump pays the price.
The pressure switch. A small box, usually at the tank, that starts the pump when pressure drops to the cut-in level and stops it at cut-out — commonly 30/50 or 40/60 psi. That's why well-home pressure gently rises and falls in a cycle; city homes don't do that.
The treatment train. Everything after the tank — sediment filter, neutralizer, softener, UV — is the water quality side. It's also the first thing to check when pressure sags, because a loaded sediment cartridge is the cheapest pressure problem you'll ever fix.
Symptom guide: what your system is telling you
Gradually weakening pressure over months — think buildup: sediment cartridge overdue, or scale and iron narrowing pipes and clogging aerators. The second one is a water chemistry problem — iron and hardness leave fingerprints a free test reads directly.
Sudden pressure loss — equipment: tripped pressure switch, failing pump, or a leak between the well and the house. Well contractor territory.
Pump clicking on and off constantly (short cycling) — waterlogged pressure tank. Fix promptly; the tank is protecting a pump that costs several times as much.
Air spitting at faucets — dropping water level, a check-valve issue, or a failed bladder. After a dry summer in the Poconos, the water level explanation gets more likely.
Grit, cloudiness, or color changes — that's the quality side: sediment and post-storm cloudiness have their own diagnostic page, and a well that changes character after rain deserves a bacteria test, not just a filter.
The maintenance rhythm that prevents the expensive calls
Change sediment cartridges on schedule — the five-minute habit that protects pressure, appliances, and every treatment stage downstream.
Glance at the pressure gauge occasionally — knowing your normal cut-in/cut-out range means you'll notice drift while it's still a small problem.
Test the water annually — Pennsylvania leaves well oversight entirely to you; the annual testing schedule is the whole safety system, and it doubles as early warning for equipment issues (sudden sediment or bacteria changes often flag a well problem before the pressure does).

Why is my well water pressure suddenly low?
Work through the suspects in order of cost: a clogged sediment filter cartridge (minutes to fix), a failing pressure switch or waterlogged pressure tank (modest repairs), scale or iron buildup narrowing pipes over years (a water quality story), or a tiring pump or dropping water level (the well contractor call). The pattern matters: gradual decline points to buildup, sudden drops point to equipment.
What does it mean when the pump turns on and off rapidly?
Short cycling — the classic sign of a waterlogged pressure tank. The tank’s air cushion is what lets the pump rest between draws; when the bladder fails or the air charge leaks away, the pump kicks on almost every time you open a tap. It wears out an expensive pump to save a moderately priced tank, so it’s worth fixing promptly. That’s a well/plumbing contractor job.
Why does my faucet spit air?
A few possibilities: a dropping well water level letting the pump gulp air (worth attention, especially in drought), a failing check valve or pressure tank bladder, or — in one specific pattern — gases in the groundwater itself. If the spitting comes with milky-white water that clears from the bottom up, that’s dissolved air and mostly harmless; sudden onset after dry weather deserves a well contractor’s look.
